Do you pay stamp duty on holiday homes, lodges, or static caravans?

One of the frequent questions we receive from those considering holiday home ownership, whether it’s a caravan or lodge, is whether they will have any stamp duty charges.

Stamp duty, also known as stamp duty land tax (SDLT), is a customary tax typically paid on the purchase of new properties in the UK.

In most cases, there are no stamp duty charges incurred when purchasing holiday homes. Irrespective of their value or location, stamp duty doesn’t usually apply to caravans, mobile homes, holiday homes, park homes or lodges.

Why is there no stamp duty?

Stamp duty applies to the purchase of residential or commercial properties and land within the UK. When acquiring a holiday home, static caravan, or similar property, you’re purchasing the property, not the land it occupies, so, stamp duty typically does not apply in such cases.

What about Scotland and Wales?

In Scotland, the equivalent of stamp duty is the Land and Buildings Transaction Tax (LBTT). In Wales, it’s called the Wales Land Transaction Tax (LTT). In both cases, the same rules apply — there’s no stamp duty tax for the purchase of a holiday home, lodge, mobile home or caravan.
